How It Works
This is simple: Same day double closing funding back-to-back real estate transaction funding involves 3 parties and 2 stand-alone closings:

“A” sells to “B” (A-B Closing) and “B” sells to “C” (B-C Closing)

What about Assignable Contract: In some States, you must specifically write into the contract that it is assignable to a third party. In some states, NO contracts are assignable no matter what you write in. If your intent is to wholesale the property during escrow using Assignable Contract, the homeowner should be well aware in writing that your intent is to assign the deal to a third party for profit, and the contract language should give you a unilateral right to assign without requiring the consent of the homeowner. “Making sure to ask legally advice”.
